I so appreciate you visiting me here. This is a pretty important decision you’re about to make to list your home. My job will be to make you feel comfortable and confident that I can get your home sold and show you why so many people have decided to choose me as their Realtor.
I am your real estate consultant. When we meet for the first time, I will have invested my time in researching your specific situation. My job is not to list your home but to help us discover together the best move for you and your family, whether that’s selling, staying put for a few years, leasing or seeking a short sale.
First I like to look at your home through the eyes of a buyer. I know many agents have you take them through the home and quite frankly in today’s market is important to know what a buyer will see and how they will react. We must not only attract the buyer, we have to find the buyer that will buy your home.
Most buyers in this type of market view 12-15 homes before they decide to buy. So, in essence your home is competing with 11-14 homes at any given time. They look for the one that offers the most features and benefits for the least amount of money (that’s what we call value in the eyes of a buyer.)
As the market shifts daily, I will be interpreting it and giving you feedback on what is happening. Day after day after day clients hire us who previously worked with another Realtor and they have not been updated about their showings or new competition. They listed with an agent who placed their home on the multiple listing service (mls), stuck a sign in the yard and prayed someone else would sell it. Let’s look at it this way, if you went to the doctor and the doctor knew you had a terrible disease, would you want them to tell you, “Go home and enjoy.”. No! You would absolutely want to know what you had and how you could get better. I prospect for Buyers and price watch everyday.
Maybe you’ve placed your most expensive possession into the hands of someone that has proven to you that the best sales tactics and negotiations they know how to do is lower the price. If they lower the price then, you don’t save money, in fact you could lose money. See what we do to get your home sold
You may be thinking: “I’m going to stay with the same agent.”. Many people feel obligated to their last agent since they invested a lot of time and money in your home, right? Well, you don’t owe me anything and you really don’t owe them anything but you do owe yourself the very best. It certainly wouldn’t hurt to know my points of difference.

Let me ask, why would a buyer buy directly from you when an agent doesn’t cost them any money, unless it was to get a great deal? If I could show you a way you could net more money doing business with me, would you do so?
There are 4 types of buyers…
1. Serious and in a hurry. They may be moving to town and have one weekend to find a home. Or maybe they just sold theirs and need to get into another or they will lose their contract.
2. Serious, but not in a hurry. They can qualify; they may be a first-time home buyer proceeding cautiously, or they may be looking for that special home. Most first-time home buyers want someone to proceed with them cautiously and hold their hand right?
3. Investors. They want to buy everything 10 cents on the dollar. I bet some have called you already; did they ask you how much you would come down? If you wanted a home 10 cents on the dollar would you call an agent or are you going to call a FSBO?
4. Looky Lous. I really shouldn’t call them buyers; they can’t qualify. Agents won’t put them in their car, so they go out and prey on FSBO’s.
Would you expect to pay a jewelry store price for a watch you found at a garage sale? Anytime people buy directly from an owner, they expect to pay less! Now let’s say we put that same watch up at an auction, and I could get you a couple of bidders, what do you think would happen?

Consider this: Any agent can list your home and yet it’s like your job. Do you think you do a great job? And what if you knew you could do the job and your boss wanted to hire someone at a cheaper rate that didn’t have a track record? What if he gave them your job? Would it make sense for him to lose money? Training that person, allowing them to learn what you already know means you can do it faster and so save him money. So sometimes hiring someone for less actually costs you more.
Many people think they will get the same price regardless of who is conducting the negotiations, which we already know isn’t true -otherwise top companies wouldn’t pay thousands of dollars to hire the best negotiators. Be careful with agents that are already showing you their negotiation skills by giving up their own money. What will happen when you ask them to take care of your money? (They’ll likely give it away faster.)
